Real estate in Neerim South

Draft page, under review. The wording below and the market figures on this page are awaiting the agency’s sign-off and are not final. Nothing here is published.

Tom Williamson Real Estate has operated from Drouin since 1933 and works north into the hill country, where Neerim South sits.

Neerim South is the centre of a farming district in the foothills of the Great Dividing Range, about 22 kilometres north of Warragul and 124 kilometres east of Melbourne, with a population of around 1,600 at the 2021 census. It stands at roughly 240 metres above sea level, high enough that the weather is genuinely different from the valley floor — wetter, greener, colder in winter. The name comes from the local Aboriginal language, recorded in Bunce's 1859 vocabulary of the language of the Aborigines of the Colony of Victoria. The town has a primary school, a main street, and the kind of district catchment where people drive in rather than walk.

This is dairy and timber country that has become, in part, lifestyle country. The properties here run from houses in the town to small holdings and genuine farms, and increasingly to blocks bought by people who wanted hills, trees and rainfall rather than a bigger house. Being near Tarago Reservoir and the roads up toward Noojee puts the Baw Baw ranges within easy reach, which is a real part of why people look here.

Timing carries more weight in a market like this. Where only a modest number of properties change hands in a year, the question of what is listed against you matters more than anything in the national news. A good property on the market when nothing comparable is available can do considerably better than the same property listed alongside three others, and in a district this size that is the difference between a strong result and a slow one. It is worth planning for, and it needs months rather than weeks of notice.

On numbers, we would rather say less. A median price built on a handful of sales across a range of wildly different properties — a town house, a hobby block and a working farm — does not describe anything a seller can use, and publishing it as though it were solid would be misleading. We would rather put fewer figures in front of you and stand behind them than print a full set that quietly misleads.

Presentation, practically. There is no point recommending work that costs more than it returns, and here the highest-return preparation is usually the least glamorous: drainage and the state of the tracks, the fences, the gutters, and the order of the yard and sheds. On a hill property in a wet district, evidence that water has been managed properly is worth more to a buyer than almost anything cosmetic, because the alternative is a buyer imagining the worst.

Who buys here matters more than it does in town. A property presented for a family does not read the same way to someone buying a weekender or to someone buying to run stock, and one campaign cannot serve all three. Getting that decision right before the photographer arrives is the single most valuable thing we can do, because everything downstream — the photography, the copy, the portal spend, the open times — follows from it.

If you own at Neerim South and want a straight answer about where your property sits, we will give you one. There is no cost and no obligation, and we will tell you if we think waiting is the better call.
