Real estate in Jindivick

Draft page, under review. The wording below and the market figures on this page are awaiting the agency’s sign-off and are not final. Nothing here is published.

Tom Williamson Real Estate has sold property from Drouin since 1933. Jindivick is in the hills to our north — close in distance and quite unlike the town in almost every other respect.

Jindivick is a small hill settlement in Baw Baw Shire with a population of around 580 at the 2021 census, sitting at roughly 260 metres above sea level between Drouin and the Neerim districts. It has a primary school on Jacksons Track, a hall, and very little else by design. The country is steep, green and heavily treed in parts, with long views where the ridges open up, and it has been dairy and grazing land for well over a century.

Properties here do not compare to each other. That is the single most important thing for an owner to understand. In a town, your house has near-equivalents and the market has already priced them. In Jindivick, a property is a particular number of acres with a particular fall, a particular aspect, a particular water situation and a particular house that someone built to suit themselves. The next property along may share a postcode with yours and almost nothing else. Any appraisal that leans on an average is guessing, and any agent who tells you they can sell anything within a fixed number of days is describing their process, not your property.

Which means the right buyer is worth waiting for. The pool of people who want exactly what a Jindivick property offers is small, and the wrong campaign will find none of them. A listing here has to do considerably more explaining than a town listing: what the land is, how it is used now, what it would suit, what the access is like in winter, where the water comes from. It has to do that explaining honestly, too, because a buyer who drives an hour on a misleading listing does not come back, and in a market this small the same buyers see everything.

What we find ourselves explaining to owners. Mostly that the value sits in things that need describing rather than photographing, and that a campaign aimed at the wrong buyer does more damage than a slow start. If a property is marketed as a rural holding to people who want a lifestyle block, or the reverse, the enquiry arrives from people who were never going to buy it — and the price expectation that sets in the market is hard to walk back later.

We would also say plainly that this country asks more of a seller before listing than a town block does. Tracks, fencing, gates, the condition of the shedding, and whether the place looks like it has been kept on top of — buyers in the hills read all of it, and read it quickly. Most of that work takes a season.

The appraisal conversation here is longer than for a standard house, and it should be. We will come to the property, take the time it takes, walk the land rather than just the rooms, and give you a considered view instead of a number on the doorstep. It is free, and there is no obligation to list with us afterwards.
